DVC Annual Dues History by Resort: 2021 to 2026
Every DVC resort with dues on record for both 2021 and 2026 charged more per point in 2026. The increase ranged from $1.07 per point at Riviera Resort to $3.66 per point at Vero Beach. Annual dues are assessed per point every January for the full year, so on a 150 point contract that range is $160.50 to $549 a year more than in 2021.

Vero Beach rose the most in dollars, from $11.23 to $14.89, an increase of $3.66 per point. Hilton Head rose $2.89 and Old Key West $2.85. All three were already among the highest rates in 2021, and all three include contracts that expire in 2042.
By percentage, Grand Californian rose the most. It went from $6.99 to $9.52, an increase of $2.53 per point or 36.2%. In 2021 it was the third lowest rate in the table. By 2026, Grand Floridian, Polynesian Villas, Bay Lake Tower, Copper Creek Villas, Saratoga Springs, and Riviera Resort were all below it.
Smallest increases
Riviera Resort rose the least, from $8.39 to $9.46, an increase of $1.07 per point or 12.8%. Its 2022 rate of $8.38 was one cent below its 2021 rate. Polynesian Villas rose $1.28, Copper Creek Villas $1.43, and Grand Floridian $1.50. Copper Creek Villas moved one cent from 2021 to 2022, from $7.59 to $7.60.
The Polynesian dip in 2025
The dues rate at Polynesian Villas fell from $8.23 in 2024 to $7.93 in 2025, a drop of $0.30 per point, or $45 on 150 points. In 2026 it rose $0.40 to $8.33, which is $0.10 above the 2024 rate.
The Cabins at Fort Wilderness also dipped in 2025, from $12.15 to $11.88, before rising to $12.28 in 2026. We do not have a published reason for either decrease to cite. In both cases, one lower year was followed by a higher rate the next year.
The dip briefly tied Polynesian Villas with Grand Floridian at $7.93 in 2025. In 2026, Grand Floridian at $8.31 has the lowest annual dues at Walt Disney World, and Polynesian Villas at $8.33 is next.
The most recent year: 2025 to 2026
Hilton Head had the largest one year increase, $0.94 per point, followed by Aulani at $0.84. Vero Beach had the smallest, $0.29 per point, though it remains the highest rate in the system at $14.89. Grand Floridian rose $0.38, and Polynesian Villas and Riviera Resort each rose $0.40.
What the trend means when you budget
Dues are charged on every point you own, every year, whether you use the points or not. That makes them the one cost of ownership that never stops until the contract expires.
- Budget for increases. Past increases are not a forecast, but no resort in this table charged less in 2026 than in 2021.
- A low rate today does not guarantee a low rate later. Grand Californian went from third lowest to the middle of the table in five years.
- On a 2042 contract, dues continue to the end. Vero Beach and Hilton Head have the two highest rates in the system and both expire in 2042. See DVC resort expiration dates for every resort.
- Compare dues and purchase price together. A resort with a higher price per point and lower dues can cost less per year of ownership. The DVC cost of ownership calculator combines both.
When you buy resale, the dues for the year you close are settled between you and the seller. For a January through November closing, you reimburse the seller for dues on the current year bankable points you receive. For a December closing, you pay the following year's dues in advance at closing. Resort details are on each resort's page, such as Grand Floridian and Polynesian Villas.
On 150 points, the gap between the lowest 2026 rate at Walt Disney World, Grand Floridian at $1,246.50 a year, and the highest rate in the system, Vero Beach at $2,233.50 a year, is $987 every year you own the contract.
