When Are DVC Annual Dues Due, and How Do You Pay Them

DVC annual dues are assessed every January for the full calendar year. They are charged per point on every point your contract carries, and you owe them whether you use your points, bank them, or let them go unused.

When DVC annual dues are assessed

The assessment happens once a year, in January, and covers the whole year. It does not move with your use year. A contract with a September use year and a contract with a February use year are both assessed in January.

The dues cover resort maintenance, property taxes, and management fees for your home resort. Each resort has its own per point rate. The specific payment deadline for your account, and what Disney Vacation Club requires if a payment is late, should be confirmed with Disney Vacation Club Member Services. A date quoted here might not match your account, so get it from the source.

How the bill is calculated

Your bill is the number of points on the contract multiplied by your home resort's dues rate. Some 2026 examples at 150 points:

Resort2026 dues per point150 points
Grand Floridian$8.31$1,246.50
Polynesian Villas$8.33$1,249.50
Saratoga Springs$9.19$1,378.50
Animal Kingdom Villas$10.16$1,524.00
Aulani$10.96$1,644.00
Vero Beach$14.89$2,233.50

Grand Floridian has the lowest rate at Walt Disney World in 2026, and Vero Beach has the highest in the system. Some Aulani contracts carry a separate subsidized dues rate, so confirm which rate applies to a specific Aulani contract. Every resort's current and past rates are on the DVC annual dues by resort page.

Unused points still carry dues

Dues are owed on every point, used or not. Skipping a trip does not reduce the bill. What you can do is bank unused points into the next use year, as long as you bank them before the end of the 8th month of the current use year. For a February use year that deadline is September 30. For a September use year it is April 30. Banked points expire at the end of the following use year and cannot be banked a second time.

Banking protects the points you have already paid dues on. It does not pause the next January assessment.

Can you pay DVC dues monthly

We are not going to guess on this one. Whether Disney Vacation Club offers monthly installments, automatic payments, or any other schedule, and on what terms, is set by Disney Vacation Club and can change. Confirm current payment options directly with Disney Vacation Club Member Services before you plan around one.

What you can control is how you set the money aside. Divide the annual bill by 12 and move that amount into savings each month, so January is already covered:

  • 150 points at Grand Floridian: $1,246.50 a year, or $103.88 a month.
  • 150 points at Saratoga Springs: $1,378.50 a year, or $114.88 a month.
  • 150 points at Vero Beach: $2,233.50 a year, or $186.13 a month.

Can you pay DVC dues with a credit card

The same answer applies. Accepted payment methods, and whether any fee applies to a particular method, should be confirmed with Disney Vacation Club Member Services for your account. If paying by card matters to you, ask well before January.

Owning more than one contract

Each contract is billed on its own points at its own home resort's rate. If you own 150 points at Saratoga Springs and 100 points at Animal Kingdom Villas, your 2026 dues are 150 x $9.19, or $1,378.50, plus 100 x $10.16, or $1,016, for a total of $2,394.50.

Matching use years let the points on both contracts pool into one balance for booking. That pooling does not blend the dues rates. The Animal Kingdom Villas points still carry the Animal Kingdom Villas rate.

Dues over the life of a contract

Because the assessment repeats every January until the contract expires, the total adds up. A 150 point Saratoga Springs contract expires in 2054, 28 years from 2026. At the 2026 rate held flat, 28 years of dues come to $38,598. That is more than twice the $15,756 that 150 points cost at the October 2026 average asking price of $105.04 per point on this site's listings.

Budgeting for increases

Every resort with dues on record for both 2021 and 2026 charged more per point in 2026. Saratoga Springs went from $7.11 to $9.19, an increase of $2.08 per point, which is $312 more a year on 150 points. Grand Floridian went from $6.81 to $8.31, an increase of $1.50 per point, or $225 a year on 150 points. Vero Beach rose the most in dollars, from $11.23 to $14.89.

Past increases are not a forecast, but they are the best guide you have. Build some room for a higher bill into any multi year budget. The DVC cost of ownership calculator combines dues with purchase price and years remaining, and DVC resort expiration dates shows how many years of dues each contract carries.

Dues when you buy a resale contract

Buying resale adds one more question: who pays the current year's dues. The rule is that whoever has usage of a year's bankable points pays the dues on them.

January through November closings

The seller paid the full year's dues in January. If you are receiving bankable points for the current use year, you reimburse the seller for the dues on those points at the resort's per point dues rate.

For example, if you close in June 2026 on a 150 point Saratoga Springs contract and receive 150 bankable points for the current use year, you reimburse the seller 150 x $9.19, or $1,378.50. If the seller has already used 50 of those points and you receive 100, the reimbursement is 100 x $9.19, or $919.

December closings

There is no current year dues reimbursement. Instead, you pay the following year's dues in advance at closing.

Borrowed points

If the seller borrowed and spent points from next year's allotment, those points are missing from the contract you receive. The seller reimburses you for the dues on the missing points. Borrowed points must be used in the current use year and cannot be banked, so you inherit a smaller balance for that year.

The closing itself follows Disney's Right of First Refusal (ROFR) review, a 30 day window in which Disney can buy the contract at the agreed price. That window cannot be shortened, and accepted offer to funded closing typically takes 45 to 60 days. More on that process is in how Disney's Right of First Refusal works. If you are comparing contracts now, current asking prices are on the DVC resale listings page.

After closing, the January assessment comes to you every year until the contract expires. A December closing is the timing that catches buyers off guard: on top of the purchase price, the $500 Contract Administration Fee, and $300 to $500 in title and closing costs, you pay the next full year of dues at the closing table.
