Average Cost of a DVC Contract: What a Resale Purchase Costs

The price per point on a listing is only the first of four costs you pay when you buy a Disney Vacation Club contract on the resale market. The others are Disney's Contract Administration Fee, title and closing costs, and annual dues, which start in the year you close and continue until the contract expires.

Many people search for the cost of a DVC membership. On the resale market, what you buy is a contract: a deeded interest at one home resort that carries a fixed number of points, reloaded every use year.

The four costs of a resale contract

  • Purchase price: the number of points multiplied by the price per point.
  • Disney Contract Administration Fee (CAF): $500, paid by the buyer.
  • Title and closing costs: typically $300 to $500, depending on the title company.
  • Annual dues: charged per point, every year, whether you use the points or not.

The first three are paid once, at closing. The fourth runs for as long as you own the contract, and it is the cost buyers most often leave out of their math.

Purchase price at 150 points

150 points is a useful benchmark size, so the examples below use it. As of October 2026, resale listings on this site were asking an average of $105.04 per point at Saratoga Springs, an average of $173.79 per point at Grand Floridian, and an average of $102.58 per point at Boulder Ridge Villas. These are asking prices, not sold prices, and they are not a market average.

ResortContract expiresAverage asking price per point150 points at that price
Saratoga Springs2054$105.04$15,756.00
Grand Floridian2064$173.79$26,068.50
Boulder Ridge Villas2042$102.58$15,387.00

Boulder Ridge Villas and Saratoga Springs cost almost the same to buy. One expires in 2042 and the other in 2054. Grand Floridian costs $10,312.50 more than Saratoga Springs for the same 150 points, and it runs to 2064.

Individual listings also spread widely around each average. At Saratoga Springs the October 2026 snapshot ran from a low of $90 to a high of $142 per point, which is $13,500 to $21,300 for 150 points. Use year and the current point balance are two of the reasons listings at the same resort are priced differently. You can compare current asking prices on the Saratoga Springs resale listings.

Closing costs: the CAF and title

Disney charges the buyer a $500 Contract Administration Fee on a resale purchase. It is not split with the seller, and it is not negotiable. Title and closing costs typically add another $300 to $500, depending on the title company that handles the closing.

That puts one time costs at $800 to $1,000 above the purchase price. For the three examples:

  • Saratoga Springs: $16,556.00 to $16,756.00
  • Grand Floridian: $26,868.50 to $27,068.50
  • Boulder Ridge Villas: $16,187.00 to $16,387.00

Before any resale closes, Disney reviews it under its Right of First Refusal (ROFR). Disney has 30 days to decide whether to buy the contract itself at the price you and the seller agreed on, and that window cannot be shortened. If Disney exercises ROFR, your deposit is returned in full. From accepted offer to funded closing, plan on 45 to 60 days. The details are in how Disney's Right of First Refusal works.

First year annual dues

Annual dues are assessed per point every January for the full year. At 2026 rates, 150 points cost:

Resort2026 dues per point150 points per year
Saratoga Springs$9.19$1,378.50
Grand Floridian$8.31$1,246.50
Boulder Ridge Villas$9.77$1,465.50

Grand Floridian has the highest price per point of the three and the lowest dues. Its $8.31 per point is the lowest annual dues rate at Walt Disney World in 2026. Boulder Ridge Villas, the least expensive of the three to buy, carries the highest dues.

What you pay in the year you close depends on the month. For a January through November closing, the seller paid the full year's dues in January. If you are receiving bankable points for the current use year, you reimburse the seller for the dues on those points at the resort's per point dues rate. A December closing has no current year reimbursement, but you pay the following year's dues in advance at closing. If the seller borrowed and spent next year's points, those points are missing, and the seller reimburses you for the dues on them.

The safe assumption is that something close to a full year of dues will be due at or near closing. The exact figure depends on the point balance you receive.

The multi year picture

The purchase price is paid once. Dues are paid every year until the contract expires on January 31 of its final year. With 2026 rates held flat, ten years of dues on 150 points come to $13,785 at Saratoga Springs, $12,465 at Grand Floridian, and $14,655 at Boulder Ridge Villas.

Holding rates flat understates the cost. Every resort with dues data for both years charged more per point in 2026 than in 2021. Saratoga Springs went from $7.11 to $9.19, an increase of $2.08 per point, or $312 a year on 150 points. Grand Floridian went from $6.81 to $8.31, an increase of $1.50 per point, or $225 a year on 150 points. The full history is on the DVC annual dues by resort page.

Over the life of a contract, dues outweigh the purchase price. Boulder Ridge Villas has 16 years remaining as of 2026. Sixteen years of dues at the 2026 rate is $23,448, which is more than the $15,387 purchase price. Grand Floridian runs to 2064, 38 years from 2026. At the 2026 rate, that is $47,367 in dues, about 1.8 times the purchase price.

A $15,000 contract and a $26,000 contract are not separated by $11,000 over the years you own them. They are separated by purchase price, dues, and the number of years each one lasts. Expiration dates for every resort are listed on DVC resort expiration dates.

What a resale buyer gives up

A lower purchase price is not the only difference between resale and buying from Disney. Resale buyers lose Membership Extras and the Sorcerer Pass discount. Resale points from any resort other than Riviera cannot be used at Riviera Resort or at resorts added after 2019, which includes the Disneyland Hotel villas and the Cabins at Fort Wilderness. Points bought resale at Riviera can only be used at Riviera.

You keep home resort booking at 11 months, the 7 month window for the rest of the original resorts, banking, borrowing, and the right to resell. For a side by side comparison, see DVC resale vs. buying direct.

Cost per year of use

Divide the purchase price by the years remaining, add one year of dues, and you have a rough annual cost. For 150 points, counting years from 2026:

  • Saratoga Springs: $15,756 over 28 years is $562.71 a year. Add $1,378.50 in dues for $1,941.21 a year.
  • Grand Floridian: $26,068.50 over 38 years is $686.01 a year. Add $1,246.50 in dues for $1,932.51 a year.
  • Boulder Ridge Villas: $15,387 over 16 years is $961.69 a year. Add $1,465.50 in dues for $2,427.19 a year.

This leaves out closing costs, future dues increases, and anything the contract might sell for later. The DVC cost of ownership calculator runs the same math for any resort and point count.

On this measure, the Grand Floridian contract that costs $10,312.50 more to buy than Saratoga Springs comes out $8.70 a year cheaper to own, and the Boulder Ridge Villas contract with the lowest purchase price of the three is the most expensive per year by $485.98.
