Disney's BoardWalk Villas
EPCOT Resort Area, Florida
Overview
Step back in time to the golden age of Atlantic City boardwalks at Disney's BoardWalk Villas. Enjoy waterfront dining, entertainment, and easy walking access to both EPCOT and Hollywood Studios. Experience the charm of a 1940s seaside resort.
Buying BoardWalk Villas DVC Resale
Ask a BoardWalk Villas owner why they bought and you will usually hear about evenings. The villas sit on the BoardWalk itself, along Crescent Lake, with restaurants and entertainment below. Epcot is a walk away, and a walking path and boats also connect the area to Hollywood Studios.
Two parks within reach without a bus is the core of the appeal. It suits buyers who split their days between Epcot and Hollywood Studios and want to come back to the room in the middle of the day.
What you pay to own it each year
BoardWalk Villas annual dues went from $7.81 per point in 2021 to $9.67 per point in 2026. In between, the rate moved to $8.08, then $8.53, $8.67, and $9.06. The smallest step came from 2023 to 2024, at 14 cents. The largest came in the final year, at 61 cents.
For 2026, BoardWalk Villas dues sit slightly below Beach Club Villas at $9.81, its closest neighbor on Crescent Lake. The DVC annual dues by resort page lists the current rate for each resort.
The 2042 question
BoardWalk Villas contracts expire on January 31, 2042, the same year as Beach Club Villas and Boulder Ridge Villas. That leaves a little over 15 years from late 2026.
A shorter deed is not automatically a poor buy. It is a different product. You are paying for a set number of years at a location you already know you like, and you should price it that way. A buyer planning trips until the kids finish school may find 15 years fits well. A buyer hoping to pass points down to grandchildren will not.
Asking prices on this site
As of October 2026, resale listings on this site were asking an average of $130.13 per point for BoardWalk Villas. Asking prices are what sellers hope to get, not what contracts sold for, so treat that figure as a starting point. It sits below the average for Beach Club Villas, even though both share the same expiration year and a similar walk to Epcot.
The gap between the two is one reason to compare them before committing to either. Look at the current BoardWalk Villas resale listings alongside the Beach Club Villas resort page and weigh price, dues, and which side of the lake you prefer.
Home resort priority
BoardWalk owners can book BoardWalk Villas at 11 months. Owners from other resorts wait until 7 months. For a weekend tied to an Epcot event or a holiday week, that four month head start decides who gets a room.
Resale contracts keep that priority intact. They do not include Membership Extras or the Sorcerer Pass discount, and resale BoardWalk points cannot be used at Riviera Resort or at resorts added after 2019, including the Disneyland Hotel villas and the Cabins at Fort Wilderness.
