Buying Beach Club Villas DVC Resale

The single biggest fact about a Beach Club Villas resale contract is its end date. Disney's deed for this resort expires on January 31, 2042. From late 2026, that is a little over 15 years of use.

If you want DVC for the next 30 years, this contract will not get you there. If you want 10 or 15 years of trips near Epcot and expect your travel to change after that, the shorter term can work in your favor.

How the short term shows up in price

As of October 2026, resale listings on this site were asking an average of $140.29 per point for Beach Club Villas. Spread that over roughly 15 years and the purchase price alone works out to a little over $9 per point for each year of use, before annual dues.

Location and who it suits

Beach Club Villas is part of the Yacht and Beach Club area on Crescent Lake. You can walk to Epcot's International Gateway, and Stormalong Bay, the sand bottom pool shared with the Yacht Club, is right outside. Couples who return for Epcot dining and families who plan pool days between park visits are the buyers who tend to get the most from it.

Annual dues

Beach Club Villas annual dues rose from $7.44 per point in 2021 to $9.81 per point in 2026. That is an increase of $2.37 per point. The steepest single step came in 2026, a rise of 69 cents from $9.12.

Why the 11 month window matters most here

Beach Club is one of the resorts where rooms routinely fill within minutes of the 11 month window opening. A member who owns elsewhere and waits for the 7 month window often finds nothing left for popular dates. That is the practical case for owning here instead of buying a cheaper contract at another resort and hoping to get in later.

Resale buyers keep the 11 month priority, along with banking, borrowing, and the right to resell. You do lose Membership Extras and the Sorcerer Pass discount, and resale points from Beach Club cannot be used at Riviera Resort or at resorts added after 2019.
