Buying Bay Lake Tower DVC Resale

Bay Lake Tower stands next to the Contemporary Resort, close enough to walk to Magic Kingdom, with the monorail running through the Contemporary next door. Some rooms look toward Magic Kingdom and others face Bay Lake. For a buyer who plans to spend most park days at Magic Kingdom, few home resorts put you closer. Families with young children who head back for a midday nap feel that short trip most.

That location explains much of what you see in resale pricing. It also explains why owners hold on to their 11 month booking window here.

A dues history worth reading closely

Bay Lake Tower annual dues rose from $6.90 per point in 2021 to $8.74 per point in 2026. Here is the full path:

The largest single jump came between 2025 and 2026, when the rate climbed 72 cents. Over the five years the total increase was $1.84 per point. Even after that rise, $8.74 is well below several resorts in the system, including Animal Kingdom Villas at $10.16 and Aulani at $10.96 for 2026.

Asking prices

As of October 2026, resale listings on this site were asking an average of $143.84 per point for Bay Lake Tower. That is higher than the averages at Animal Kingdom Villas or Boulder Ridge Villas, and the reasons are easy to name: a walkable path to Magic Kingdom, a deed running to 2060, and dues that started the period among the lowest at Walt Disney World.

Years left on the deed

Contracts here expire on January 31, 2060. That leaves a little more than 33 years of use from late 2026. Paying a higher price per point makes more sense when those points keep loading for three more decades. A 2042 contract at a lower price can end up costing more per year of use once you divide the purchase price by the years remaining.

Booking at 11 months

Fireworks over Magic Kingdom draw people to the view rooms here, and holiday weeks book early. Owning Bay Lake Tower lets you reserve it 11 months before check in. Members from other resorts get their turn at 7 months, by which point the rooms you wanted may be gone.

Buying resale does not change that home resort priority. It does mean no Membership Extras, no Sorcerer Pass discount, and no access to Riviera Resort or resorts added after 2019, such as the Disneyland Hotel villas and the Cabins at Fort Wilderness.
