DVC Price Per Point by Resort: Cheapest to Most Expensive
As of October 2026, resale listings on this site were asking an average of $55.01 per point at Vero Beach, the lowest of any resort, and an average of $259.56 per point at Grand Californian, the highest. Every other resort fell between those two.
These are asking prices on listings shown on this site on October 6, 2026. They are not a market average and they are not sold prices. A few resorts had only a handful of listings: the Cabins at Fort Wilderness had 2 and the extended Old Key West contracts had 3, so treat those averages loosely.

The cheapest DVC points
By average asking price, the five lowest were Vero Beach at $55.01, Hilton Head at $71.20, Old Key West (2042) at $93.55, Aulani at $98.86, and Boulder Ridge Villas at $102.58. Four of those five expire in 2042.
Among contracts that run past 2042, Aulani had the lowest average at $98.86 and expires in 2062. At Walt Disney World, Saratoga Springs had the lowest average among contracts that run past 2042, at $105.04, with an expiration of 2054. Animal Kingdom Villas, which runs to 2057, averaged $116.20.
At the top of the table, Grand Californian averaged $259.56, Polynesian Villas $177.59, Grand Floridian $173.79, and the Cabins at Fort Wilderness $172.50.
What the low and high range tells you
The spread inside a single resort can be wide. Grand Californian listings ran from $243 to $399 per point, a gap of $156. Old Key West (2042) ran from $69 to $136, and Vero Beach from $40 to $92.67. Hilton Head was the tightest, $67 to $76.
Use year is one reason. February and September use years are the most common on the resale market, and a less common use year can make a contract harder to sell. The point balance is another. A contract with banked points from last year carries more usable points right away, while a contract where the seller borrowed from next year carries fewer. Before comparing two listings at the same resort, compare their use years and current balances, not just the price per point.
Listing counts varied as much as prices. Aulani had 148 listings in the snapshot, Saratoga Springs 113, and Old Key West (2042) 86. Grand Californian had 18, Polynesian Villas 18, and Hilton Head 10. You can see what is listed now at a single resort with a filter, for example Saratoga Springs resale listings.
Why price per point alone misleads
Years remaining
Every contract expires on January 31 of its final year. Beach Club Villas, BoardWalk Villas, Boulder Ridge Villas, Hilton Head, Old Key West (original), and Vero Beach all expire in 2042, which is 16 years from 2026. Copper Creek Villas runs to 2068, Riviera Resort to 2070, and the Cabins at Fort Wilderness to 2075. A point that lasts 16 more years is a different product from a point that lasts 42. The full list is on DVC resort expiration dates.
Annual dues
Dues are charged per point every year, used or not. In 2026, Vero Beach has the highest rate in the system at $14.89 per point, and Hilton Head is $12.86. The two resorts with the lowest asking prices carry two of the highest dues rates. Grand Floridian, near the top of the price table, has the lowest dues at Walt Disney World at $8.31. Rates for every resort are on the DVC annual dues by resort page.
Resale restrictions
Resale points from any resort other than Riviera cannot be used at Riviera Resort or at resorts added after 2019, which includes the Disneyland Hotel villas and the Cabins at Fort Wilderness. Points bought resale at Riviera can only be used at Riviera. Resale buyers also lose Membership Extras and the Sorcerer Pass discount. You keep home resort booking at 11 months, the 7 month window for the rest of the original resorts, banking, borrowing, and the right to resell.
Cost per point per year: Vero Beach vs. Saratoga Springs
A simple way to put contracts on the same footing is to spread the price per point over the years remaining and add one year of dues. The years below are counted from 2026.
- Divide the average asking price per point by the years remaining.
- Add the 2026 annual dues per point.
Vero Beach expires in 2042, 16 years from 2026. $55.01 divided by 16 is $3.44 per point per year. Add $14.89 in dues, and the total is $18.33 per point per year.
Saratoga Springs expires in 2054, 28 years from 2026. $105.04 divided by 28 is $3.75 per point per year. Add $9.19 in dues, and the total is $12.94 per point per year.
| Vero Beach | Saratoga Springs | |
|---|---|---|
| Average asking price per point | $55.01 | $105.04 |
| Years remaining from 2026 | 16 | 28 |
| Purchase cost per point per year | $3.44 | $3.75 |
| 2026 dues per point | $14.89 | $9.19 |
| Total per point per year | $18.33 | $12.94 |
Saratoga Springs costs almost twice as much per point to buy and $5.39 less per point per year to own. On 150 points, that is about $808 a year in favor of Saratoga Springs.
The same math works inside one resort area. Boulder Ridge Villas and Copper Creek Villas are both at Wilderness Lodge. Boulder Ridge Villas: $102.58 divided by 16 is $6.41, plus $9.77 in dues, for $16.18 per point per year. Copper Creek Villas: $147.76 divided by 42 is $3.52, plus $9.02 in dues, for $12.54 per point per year.
Old Key West shows the effect of years remaining most clearly, because both of its contract types pay the same $11.21 dues rate. The 2042 contracts averaged $93.55: divided by 16 years, that is $5.85, plus dues, for $17.06 per point per year. The extended 2057 contracts averaged $110.00: divided by 31 years, that is $3.55, plus dues, for $14.76. The higher asking price is the lower yearly cost.
This arithmetic leaves out closing costs, the $500 Contract Administration Fee, future dues increases, and anything a contract might sell for later. Dues rose at every resort with records for both 2021 and 2026, so a budget built only on 2026 rates may come in low. The DVC cost of ownership calculator runs the full version for any resort and point count.
In the October 2026 snapshot, the cheapest points to buy were the most expensive to hold: Vero Beach had the lowest average asking price and the highest annual dues in the system, which put its yearly cost per point $5.39 above Saratoga Springs.
