Aulani DVC Resale Cost: Price per Point, Dues, and Closing
As of October 2026, resale listings on this site were asking an average of $98.86 per point for Aulani contracts. That average covers 148 listings, with asking prices from $85 to $126 per point. Aulani contracts expire on January 31, 2062, which leaves about 36 years of use as of 2026. Annual dues in 2026 were $10.96 per point.
Those four numbers decide almost all of what an Aulani contract costs you. The rest is closing costs, the dues rate on your specific contract, and how often you will actually fly to Hawaii.
Aulani asking prices in October 2026
Aulani had more resale listings on this site in the October 2026 snapshot than any other resort. Saratoga Springs was next with 113, and Old Key West original contracts followed with 86. A deep supply gives you room to be selective about use year, contract size, and how many points are available in the current use year.
The average asking price of $98.86 sat below Saratoga Springs at $105.04 and Animal Kingdom Villas at $116.20 in the same snapshot, even though Aulani has a later expiration than both. The $85 to $126 range reflects differences between individual contracts. A less common use year can affect resale value, and February and September are the most common use years on the resale market.
These are asking prices on this site, not sold prices and not a market average. You can see current Aulani resale listings with price per point, use year, and point details for each contract.
Aulani annual dues by year
| Year | Annual dues per point |
|---|---|
| 2021 | $8.35 |
| 2022 | $8.67 |
| 2023 | $9.14 |
| 2024 | $9.76 |
| 2025 | $10.12 |
| 2026 | $10.96 |
Aulani dues rose in each year shown. From 2021 to 2026 they went up $2.61 per point, about 31 percent. The single largest step was the most recent one: $0.84 per point from 2025 to 2026, about 8 percent.
In 2026, only Vero Beach ($14.89), Hilton Head ($12.86), the Cabins at Fort Wilderness ($12.28), and Old Key West ($11.21) charged more per point than Aulani. Grand Floridian, at $8.31, charged $2.65 per point less. On 150 points that difference is $397.50 a year. Compare all resorts on the DVC annual dues by resort page.
The subsidized dues rate
Some Aulani contracts carry a separate, subsidized dues rate, which is shown on the annual dues page alongside the standard rate. Not all Aulani contracts have it. Before you make an offer, confirm in writing which dues rate applies to that specific contract, and run your cost math with that rate. Do not assume the lower rate applies because you saw it listed for Aulani.
What 150 Aulani points cost to buy
Here is a 150 point Aulani contract at the October 2026 average asking price.
| Item | Amount |
|---|---|
| Purchase price (150 points x $98.86) | $14,829.00 |
| Disney Contract Administration Fee (CAF) | $500.00 |
| Title and closing costs | $300 to $500 |
| Total to close, before any dues reimbursement | $15,629.00 to $15,829.00 |
| 2026 annual dues at the standard rate (150 x $10.96) | $1,644.00 per year |
The CAF is paid by the buyer to Disney. Title and closing costs depend on the title company. If you close between January and November and receive bankable points for the current use year, you also reimburse the seller for the dues on those points at closing.
Spread the higher total of $15,829.00 over about 36 years and the purchase works out to $439.69 a year, or $2.93 per point. Add $10.96 in 2026 dues and the cost is about $13.89 per point per year. Dues are the larger part of that figure, which is why the subsidized rate question matters so much. The DVC cost of ownership calculator lets you swap in your own contract size, price, and dues rate.
Each resale purchase also passes through Disney's Right of First Refusal (ROFR). Disney has 30 days to review the sale and can buy the contract at the price you agreed to. If it does, your deposit is returned in full and the sale is cancelled.
Why the 11 month window matters more at Aulani
When you own Aulani, it is your home resort. You can book Aulani 11 months before check in. Owners from other resorts can book it only at 7 months, when the window opens to all members.
That four month head start matters at any resort with demand. It matters more for Aulani because of where it sits. Aulani is on Oahu, in Hawaii. The nearest other DVC resorts are in California, at the Disneyland Resort. The rest of the system is in Florida and South Carolina. A trip to Aulani usually means long flights, more days off work, and a larger travel budget than a trip to a resort you can drive to. Locking your room at 11 months gives you a firm date to build the rest of that trip around.
The reverse is true as well. If you own a Walt Disney World resort and want an occasional week in Hawaii, you compete for Aulani rooms at 7 months, after Aulani owners have had four months to book.
Aulani resale points can still be used at other DVC resorts at the 7 month window, with the resale restrictions that apply to all resale contracts. Resale points cannot be used at Riviera Resort or at resorts added after 2019, such as the Disneyland Hotel villas and the Cabins at Fort Wilderness.
What to confirm on an Aulani listing
- The dues rate that applies to this contract, standard or subsidized.
- The use year, and whether it matches any DVC contract you already own so the points can pool.
- How many points are available in the current use year, and whether any are banked from the prior year.
- Whether the seller has borrowed from next year's points. If so, the seller reimburses you for the dues on the missing points at closing.
- The expiration date of January 31, 2062, which applies to all Aulani contracts.
Each of these changes either your cash at closing or how many points you can use in your first two years of ownership.
Who an Aulani contract fits
- You expect to visit Hawaii often enough that 11 month booking is worth owning.
- You want a long contract. Aulani runs to 2062, later than most of the original Walt Disney World resorts.
- You are comfortable with annual dues above most Walt Disney World resorts, or you have confirmed the contract carries the subsidized rate.
If most of your trips will be to Walt Disney World, an Aulani contract makes you a 7 month booker at the resorts you visit most. In that case the lower asking price is buying you the wrong booking window.
The number to confirm before anything else is the dues rate on the specific contract. On 150 points, each dollar of difference in the per point rate is $150 a year, and over about 36 years that one line moves your total cost more than the gap between an $85 and a $126 asking price.
